More disturbing images emerge of a deserted Church Street, where lack of constant passing traffic apparently resulted in mass shop closure. The people in the photo are possibly zombies that were drawn to this new LTN ghost town in search of good coffee and quality pizza. https://t.co/v70TEcoMFI

Somewhat amusing hearing some people refer to the opening of a Pret as gentrification, when in reality, the gentrification of Stoke Newington began gradually in the 80s and reached its peak in my opinion in 2001 when Fresh & Wild opened on the site of a former builders merchants. https://t.co/u817ihPi9x

@SophieCam @realnickperry 3-4 cars park almost every afternoon in Church St opposite Nando’s. Can only guess by people going into Nando’s but don’t know for sure. Regardless of where they are doing, it appears reduced daytime traffic level made it “easier” for some to use Church St as a carpark.

Have wondered many times myself but that part of Church St is too narrow to allow for a bus stop I suspect. Pavement widening is being proposed opposite Nando’s but may not be enough. Even with significantly reduced daytime traffic, may still likely be an issue. x.com/angelab2711/st…

Asked in Woody’s, an off licence in Church St near the library, if the Bus Gate had a negative impact on them. The reply was “big impact”. Reasons given were: more drivers used to stop and pop in, and people that would drive to the park from the High St, would also get things.

@AkashMapara @camilsss I never get coffee as an example though. Is coffee anywhere cost more or less than £2.50ish? Quality differs considerably of course but it’s not like you pay £5 in one place for coffee and 50p in another.
Sat 28 May 2022 · 13:46Reply
@camilsss @AkashMapara You said “I always think independent shops are better than chains!” so I pointed out that for some people, who seek affordable options, sometimes a chain is not only the ‘better’ option, it’s probably the only option they can consider/afford. Iceland being one example.
Sat 28 May 2022 · 13:36Reply
@camilsss @AkashMapara I don’t consider the two you mentioned as affordable, but made the point of affordability to stress that not every chain is automatically “bad” and a lot of people rely on them because they are often more affordable than smaller, independent alternatives.
Sat 28 May 2022 · 13:25Reply
@Stokebrewington Where’s that from??
Sat 28 May 2022 · 13:03Reply
@AkashMapara @camilsss Yes. Pretty certain a lot of the people that shop in Iceland wouldn’t consider Meat N16 in Church St for example a viable alternative, no matter how much they may prefer to support a local business. Iceland is busy, Meat N16 is busy.

@Gemma_Champ I agree. I order from Karnaphuli often and love it. Their delivery guys are always very friendly. I estimate some are in their 50s and a bit “old school” so perhaps they prefer to deliver by car “the old way”?
Sat 28 May 2022 · 09:22Reply
@camilsss As for Pret, it’s very busy and personally, I doubt many of the people that sit there would have considered one of the small, independent, trendy cafes an alternative they’d consider. It’s a very different proposition.
Sat 28 May 2022 · 09:19Reply
@camilsss Better in what sense and for who? Some chains are more affordable options for some people. The reasons why certain chains are a cheaper option are obvious. Indie doesn’t buy in bulk and its pricing reflect that for example.
Sat 28 May 2022 · 08:40Reply
@energy_fab Have you seen Indian restaurants deliver using cargo bike for example? The Tiffin Tin opposite the Red Lion uses e-bikes I think. I wonder if delivery by car is seen by Karnafulli as faster, but then during the daytime they have to make a detour around the Bus Gate.
Sat 28 May 2022 · 08:33Reply
@camilsss Neither would having another independent Italian restaurant competing for the same customers though. Would it? What’s the difference out of interest? It’s not exactly a niche market. With 120 businesses in Church St and more in the High St, there’s always bound to be competition.

I’d be curious how many of their food deliveries are during the day when the Bus Gate is active. I’d imagine most people order dinner (as I did) when the Bus Gate isn’t an issue. Also, is delivering curry locally by car really the only option? 3/3
Sat 28 May 2022 · 08:08Reply
He didn’t mention there were less takeaway orders since the Bus Gate, though I didn’t ask. Also, given the ‘cost of living crisis’, some people might be cutting down on ordering takeaway so establishing direct link between any decrease in orders and the Bus Gate is tricky 3/2

I asked a delivery guy from Karnaphuli restaurant at the bottom of Church St about the impact of the Bus Gate. He said he delivers by car (“Not good to deliver curry on a bicycle”) and daytime deliveries west of the Bus Gate take longer, which some customers don’t appreciate. 1/3

@spk_n16 I assume the parklets would better serve the Church St footfall if they are close to Church St on the edge of the side streets. Too far in would make them, rightly possibly, feel like they are for residents and aren’t public seating.
Sat 21 May 2022 · 23:40Reply
@spk_n16 I only going by the map but it’s high level with a lot of icons so I wouldn’t consider it as indicating precise location. I see it as indicative of the proposed features. I’d expect more detailed map to be provided to residents and local businesses. https://t.co/L8ISQOQgS4
Sat 21 May 2022 · 23:31Reply
@spk_n16 Even with pavement widening there wouldn’t be enough space in Church St, which is why the proposed locations are on the corner of the side streets, so it’s very close to Church St. Every public space can, and is used negatively sometimes. Doesn’t mean we shouldn’t have them.
Sat 21 May 2022 · 23:03Reply
@spk_n16 So if a parklet was provided nearby those people that sometimes have a phone call outside your house wouldn’t lean against your wall and that would be a good thing, won’t it? :) hundreds people a day could enjoy a parklet quietly and respectfully surely.

@spk_n16 I honestly don’t think people will go to hangout in a parklet in Summerhouse Rd or Lancell St for example in the evenings on a regular basis. The parklets I suspect will have coffee drinkers during the day when it’s not cold and raining. Also, residents should make use of them.
Sat 21 May 2022 · 22:45Reply
@spk_n16 It’s only a proposal at this stage and feedback as I understand will be collected. I’d expect it to be monitored once installed and if things get bad a parklet can be moved. The map I shared are “proposed improvements”.
Sat 21 May 2022 · 22:44Reply
@spk_n16 Yes. I would. I don’t think it’ll be as busy as you think, but of course I could be wrong and I also don’t think it’ll be an ASB hotspot 24/7. I don’t think it’s possible to predict either way. I’d hope if it gets really bad it’ll be removed. Could have significant benefits.
Sat 21 May 2022 · 22:30Reply
@spk_n16 I’d like to think the vast majority of people using the parklets, will be respectful of the residential surroundings and enjoy it quietly without causing a nuisance to people living nearby. Do you think it’ll be THAT bad constantly?
Sat 21 May 2022 · 19:14Reply
@avellana_avers @hutchosuperkin1 @hackneycouncil @spencebakery @SophieCam It may, or may not become and ASB hotspot. I’d like to believe it’ll benefit a lot of people that walk down the street with a snack, want to have a phone call, meet a friend for a chat and many other scenarios. Options for public seating in Church St today are quite limited.
Sat 21 May 2022 · 19:12Reply
@spk_n16 I raised that with the local Business Association. As it’s the Fire Station’s forecourt looks unlikely but maybe one day.
Sat 21 May 2022 · 18:48Reply
@hutchosuperkin1 @avellana_avers @hackneycouncil @spencebakery @SophieCam I think it’ll be rare given their location in residential streets on the corner of Church St to become a regular “after hours” handout spots. It’s impossible to predict with absolute certainty how they’ll be used. I think it’s worth a try as it may benefit many people.

@spk_n16 @afcvicki @LondonParklet You can the occasional ASB in Clissold Park. It doesn’t mean there shouldn’t be any benches there for plenty of other people to enjoy. I doubt any parklet will become party central every night. Let’s see. I think it’s worth trying and see what happens.
Sat 21 May 2022 · 16:28Reply
@thenewlove @afcvicki @LondonParklet Plenty of elderly people for example will benefit greatly for more seating options without having to walk 30min to Finsbury Park or Woodberry Wetlands surely. As well as many other people who’ll enjoy a drink, rest and a snack quietly.

Sat 21 May 2022 · 16:22Reply
@afcvicki @spk_n16 @LondonParklet The “all sorts” have options today as well. If a particular parklet becomes an anti-social behaviour hotspot as you fear, I’ll be happy, though disappointed, to see it removed. For every street drinker who might use a parklet many other people will be able to enjoy it surely
Sat 21 May 2022 · 16:20Reply
@afcvicki @LondonParklet You can do both. I don’t see why having the option to sit for a bit ALSO around Church St/High St where public seating options are extremely limited is an issue.
Sat 21 May 2022 · 16:19Reply
@spk_n16 @afcvicki @LondonParklet Again, what’s the problem with having more seating options? Not everyone is comfortable going into Abney Park Cemetery, for various reasons, and having seating options around the Church St/High St area would only add to existing options. The more seating options the better.

@TobyCrick The whole appeal of the hire bike schemes like Lime is you can dump them at your destination and don’t have to worry about a docking station or any other location to leave them apart from the one that’s most convenient to you i.e. your destination.

@SophieCam @rtssrsmj @clissoldpeople A constraint though it has to be within the house’s operating hours, right? From a recent discussion on the topic here it seems that a different venue is less likely to be considered as it may be ‘less inclusive’ than Clissold House.

Noticing more and more Church St estate agents using e-scooters now to get to viewings. Some of them maybe drove to properties before and accepted it’s too much hassle post-LTN to make such short journeys in a car. (Yes, I know non-hire e-scooters are illegal on public roads).

@claudco One point to keep it mind is the number of local restaurants that offer Deliveroo/Uber Eats. Bicycles have no issue riding through the Bus Gate and LTN filters of course. Mopeds is a different story, but quite a few get off, walk for 10sec through the filter and get on again.

@claudco Of 125 businesses in Church St, very few as far as I’m aware rely on a vehicle to make deliveries/attend appointments (Premier Cars, Locksmith, Estate agents for example) or rely on customers driving over (Defoe Tyers for example).

@FoxN16 @Stokey_Nature Personally, I wouldn’t have mind it as a wild flower garden if it was presented and maintained as such with more pleasant fencing for example. Instead, it’s just a somewhat neglected ‘hole’ in the street. Has the old fridge that was dumped there ages ago been removed yet??

@arben_sallaku 1. Church St isn’t closed to cars. It’s closed to THROUGH traffic 7am-7pm. Big difference. 2. There are 120 businesses in Church St. 5-7 close and reopen every year. 4 of 5 that closed recently are reopening soon. 3. Monitoring data shows footfall is up. What’s YOUR data? :)

I created in 2017 this mock-up of a public garden in Church St where there’s been empty space next to the Banksy mural for many years. I’ve learnt today from a credible source the landowner is adamant the space will not be used (ever?) for anything sadly. Such a waste of space. https://t.co/eqVXp1lvBf

@StokeyLTN I’d think a loyal customer would spend the extra 10min drive to bypass the Bus Gate if they used to come from Albion Rd or Green Lanes and park nearby. If they felt it wasn’t worth the “hassle” that’s also a good outcome though it seems this hasn’t happened on mass scale

@MillarCaroline @kayfourbee @SophieCam @clissoldpeople The challenge is that the core (small) group cannot undertake every activity and therefore relies on volunteers. I’m not dismissing the model but it has inherent challenges given the strong dependency on help from people who aren’t committed to the group’s efforts.
Mon 09 May 2022 · 11:10Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople There was a very lively discussion in the last meeting when the function of the group was discussed, which showed people had different point of view on that fundamental thing. Maybe it’ll be good to make the group’s mission statement and objectives more visible and prominent
Mon 09 May 2022 · 11:03Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople By the way, I realised that the Friends of Hackney Archives for example had paying members who would get a newsletter, maybe discount to an event etc. Getting paying members to sign up, or existing members to renew was a challenge as I recall.

@MillarCaroline @kayfourbee @SophieCam @clissoldpeople Yes, which goes back to my point that a user group is in my view a collection of pro-active, passionate enthusiasts. I’d go as far as argue that by definition that’s always going to be a small group of dedicated individuals.
Mon 09 May 2022 · 10:58Reply
@DrCSyn I suppose the question is the extent to which the odd roadwork and bus diversion is having a much more significant impact than pre-LTN. I doubt anyone is disputing there’s been some increase in traffic due to the Bus Gate, but is that increase as dramatic as some feared?

Mon 09 May 2022 · 10:44Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople My observation is unless someone is REALLY passionate about something to do with the park (history, cycling, skateboarding etc.) and wants to “have a seat at the table” to an extent, it’s likely going to be people who are retired who can commit the time. But not only them! :)
Mon 09 May 2022 · 10:35Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople How are other park user groups across London are doing by the way in comparison? I’m curious to what extent what we’re discussing it Clissold-specific vs. a wider trend. Also any lessons that could be learnt from other park user groups.
Mon 09 May 2022 · 10:33Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople Comparing it to the Friends of Hackney Archives for example, it’s a very small group of enthusiasts working with the archives. Unlike the park user group they don’t depend on members of the public for their activities as far I’m aware. The park user group is a different concept
Mon 09 May 2022 · 10:30Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople If someone told me they are a member of a user group/‘Friends Of…’ I’d expect that to be a regular, ongoing involvement on their part. Volunteering is hugely important and much needed, but I personally didn’t associate that with ‘membership’. Just my point of view of course.
Mon 09 May 2022 · 10:24Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople I’m doing what I can promoting the user group’s initiatives here since day 1, which I hope helps and couldn’t take anything else beyond my regular, ongoing contribution to the user group. I do hope the user group hasn’t reached the end of the road after all these years.
Mon 09 May 2022 · 10:21Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople Honestly, after nearly a decade I never thought about it that way :) it cannot be a user group of 3,000,000 people that attend the park annually. I personally consider members of a user group to be committed and take active, regular part in the group’s activities and initiatives.
Mon 09 May 2022 · 10:17Reply
@MillarCaroline @kayfourbee @SophieCam @clissoldpeople Might be post-COVID thing, but sadly, the last meetings I attended could have been held at a small table in Costa given the low attendance overall.

@MillarCaroline @kayfourbee @SophieCam @clissoldpeople The official representatives aiming to represent different stakeholders groups (cycling, dog walkers, elderly etc.) who are the familiar faces in the meetings. I always regarded them (us) as the members that hold meetings that are open to the public.
Mon 09 May 2022 · 10:12Reply
@DrCSyn What would make the difference in traffic levels in your opinion?
Mon 09 May 2022 · 10:11Reply
@kayfourbee @MillarCaroline @SophieCam @clissoldpeople Of course, and I’m not suggesting that’s the main reason, only that it could be a contributing factor to an extent. I believe most people who care about the park prefer to post Facebook posts of the deer and complain about speedy cyclists than commit and attend in person.
Mon 09 May 2022 · 10:09Reply
@kayfourbee @MillarCaroline @SophieCam @clissoldpeople Possibly through the reality is, that for various other reasons I’m sure, attendance from park users who aren’t members of the group has been non-existent in the 10 years or so since I started attending the meetings regularly.

@SophieCam @clissoldpeople I raised that in the last meeting, that online engagement in Facebook doesn’t translate to attendance in person on a Saturday morning. Some of the reasons are quite obvious. The big problem is, people posting on Facebook doesn’t equal contributing to the user group itself.

@jonnorris12 The traffic light in Lordship Park towards Brownswood Rd is very short. Green light is only 5 sec so only about 10 vehicles go through each time. I wonder if tweaking the timing by even 2-3 seconds has or is being considered as part of the lessons learnt during this trial period.
Mon 09 May 2022 · 09:28Reply
@jonnorris12 The only time I see traffic come into to a standstill for a bit in Lordship Park is at various pinch-points, usually involving a bus, but that’s been the case for ever. Also some tight spots in Manor Rd, which can require careful manoeuvring. Again, nothing new about that.
Mon 09 May 2022 · 09:22Reply
@jonnorris12 I haven’t seen the level of congestion in those roads some people, somewhat hysterically at times, complain about. Church St was closed due to gas work a few weeks ago so buses were on diversion that caused a spike in traffic level in Lordship Park but that’s a one-off occurrence

@McChoudhry I agree though in my experience some objectors oppose LTN because of the politics (“those Loony Lefties”), anti-council, anti-gentrification, anti-cycling and anti-establishment sentiments etc. that there aren’t concerns really you can try to address given the sheer hostility.
Sat 07 May 2022 · 13:40Reply
@McChoudhry 100 years ago there were 14(!) confectioners in Church St not to mention tobacconists, tailors, watchmakers and sewing machine repair shops. Different factors contributed to their demise over the years. LTN may prove, to an extent, to be such factor in the case of some businesses
Sat 07 May 2022 · 13:34Reply
@McChoudhry Businesses need to adapt to societal changes, and the sad reality is that some do not survive such changes if they fail to do so or simply cannot. It would be a real shame if any business is forced to close as a direct result of LTNs, but how many of those are we talking about?
Sat 07 May 2022 · 13:30Reply
@McChoudhry There are 120 commercial units in Church St. Some have legitimate concerns and feel they are impacted negatively by LTNs. Sometime the argument is quite compelling and sometimes not so much. I hope most concerns can be addressed, but accept not all of them can be.

Anglo Spice Grill in Church St has been closed for over a year. Scaffolding is down and there seem to be some building work taking place inside, which is encouraging. I heard from a local business owner that Rasa from across the street might move in. Let’s see. https://t.co/UqFYYTihFR

@_marieremy I think it’s also the fact considerable number of office workers will work some days from home indefinitely so it makes sense for Pret I suppose to have growing presence in Zone 2 and maybe even Zone 3.

@ladyinbed How much cheaper though? Average coffee in a trendy/independent cafe I reckon is £2.50-3. Pret isn’t selling coffee for £1.5 :) will be same price more or less.
Thu 05 May 2022 · 09:39Reply
@ladyinbed Better than large vacant commercial site that the reality is, an independent business is less likely to be able to afford to compared to a chain. The High St is full of chains and has been for a long time. Nothing new or surprising about this.
Thu 05 May 2022 · 09:38Reply
@stokeygurl Can you see any independent business being able to afford the rent, bills etc. for such large unit? (Originally two shops). There’s an “independent” Pound Shop now next to the Rochester Castle where Santander was, so maybe there’s hope :)
Thu 05 May 2022 · 09:35Reply
@ricyeboah @DeeTweets00 A small gourmet burger chain and a small optician chain are about to open in Church St so that number will increase slightly.
Thu 05 May 2022 · 09:34Reply
@ricyeboah @DeeTweets00 Nando’s and Wholefoods are purpose-built large commercial units that were built in the 2000s so are the exception. There are 120 commercial units in Church St and I estimate chains, including estate agents, make about 15% of those. Not so bad.
Thu 05 May 2022 · 09:31Reply
@ricyeboah @DeeTweets00 Only chains can probably afford the rent, bills etc. for such large vacant sites in the High St. There were always chains in the High St. Most of the commercial units in Church St are smaller and cannot be merged but there are smaller chains like Ollie Quinn and JoJo Maman Bebe.

@RyanHutton27 Thanks! People have their routine, preferences and some are quite loyal :) SN is a bustling inner-city district not a Cornish village with one little cafe that’s facing competition from a mega-brand setting up shop next door. Cafe/bistro market in SN is already VERY saturated.
Tue 03 May 2022 · 17:53Reply
@RyanHutton27 I reckon you can get coffee at varying degree of quality, and price to an extent, from 30 places in the High St and Church St. Adding Pret into that mix isn’t going to make a significant difference to the bottom line of any of the other 30 in my opinion.
Tue 03 May 2022 · 17:47Reply
@ClissoldLabour @metecoban92 I mentioned this before: This exit route sign in Church St is pointing towards Barn St which is a dead end. Should be placed after Barn St so it’s referring to Lordship Rd. Seems an odd mistake to make. https://t.co/g1X8ZglWTD
Tue 03 May 2022 · 17:45Reply
@ClissoldLabour @metecoban92 These two signs in Lordship Road opposite Grazebrook Rd need adjusting. By the way, two signs in Albion Rd between Clissold Rd and Church St still state incorrectly that Church St is closed to through traffic and that there’s no access to the High St. No mention of 7am-7pm. https://t.co/Bka7jvpaVV
Tue 03 May 2022 · 17:30Reply
@RyanHutton27 There was maybe a period between 1986-1993 when the majority of shops (that weren’t boarded up) in Church St were quirky little independent shops, making some people now believe that’s always been the commercial landscape in Stoke Newington. That’s factually incorrect.
Tue 03 May 2022 · 17:27Reply
@RyanHutton27 Big brands have operated in the High Street since the early 20th century alongside small independent shops. They cater to different audiences and offer a different experience. People who brunch for an hour in a trendy cafe won’t switch to Pret. Two very different propositions
Tue 03 May 2022 · 17:25Reply
@RyanHutton27 Has that ever happened before? Any evidence? Nando’s and Wholefoods are purpose-built large commercial units, the rest are relatively small Victorian shops so more attractive to independents and smaller chains like Ollie Quinn, JoJo Maman Bebe, Zia Lucia, The Tiffin Tin.
Tue 03 May 2022 · 15:52Reply
@RyanHutton27 My thoughts:
1. Vacant commercial properties, especially large former bank branches, are an eyesore. Only chains can afford to move into them 2. The High St is not and never was “almost completely made of independent shops”. Simply not true. 3. Pret will be packed.

Since 2016 there have been 67(!) changes to Church St’s 120 commercial properties. Nos. 16,61,125,134,176 for example changed hands 3 times during that period. Only 2 properties (Nos. 175, 179) have been closed for a few years. Rare for a shop to close and not reopen soon after.
