With 3 new businesses opening soon and 3 existing ones expanding to vacant sites (Rasa, The Good Egg, Evergreen & Outrageous), the current vacancy rate in Stoke Newington Church St is only 3.3% (4 of 120). Not bad for a street a few people claimed is now an “LTN ghost town” :)

@doorstepbeauty True to an extent I suppose, though some may argue that high rent, high costs (post-COVID, post-Brexit), cost of living crisis and its impact on trade could mean businesses are spending less on appearance and much needed refurbishment in some cases. Some are just happy to be open
Thu 30 Jun 2022 · 20:44Reply
@doorstepbeauty Unfortunately, the High St in my opinion is dominated more by the various businesses than the residents in the flats above, and significant footfall by visitors who don’t live in that street also means less care and consideration to the surroundings. It’s a main, busy, noisy road

@Roger89835988 @HowarthCharles @LondonParklet Part of a wider plan to ‘improve the public realm’ in an around Church Street as part of the council strategy that includes LTNs, street trees, blended crossings, pavement widening etc. I welcome extra public seating and hope the positives will outweigh the negatives.
Thu 30 Jun 2022 · 09:05Reply
@spk_n16 @HowarthCharles @LondonParklet When I walk past it I personally don’t feel I can/should sit there as it feels private to me, almost an extension of someone’s front garden. I know that’s not the case and doubt it’s ‘reserved’ for residents of the street. Curious to see how the proposed ones will be used.
Thu 30 Jun 2022 · 09:03Reply
@spk_n16 @HowarthCharles @LondonParklet Back to parklets, there’s this little ‘granny’ parklet in Princess May Road. I’d love to hear from local residents if there’s any ASB there. Personally I doubt it. I accept it’s not as central and close to Church St as some of the ones proposed. https://t.co/xsofug2F0M
Thu 30 Jun 2022 · 08:10Reply
@spk_n16 @HowarthCharles @LondonParklet In Japan you must first prove you have a parking space within 2 km distance of your residence before a car is sold to you. The proof of parking space is in the form of a “Parking Space Certificate” and it is issued by the local police.
Wed 29 Jun 2022 · 23:40Reply
@HowarthCharles @LondonParklet With the exception of Nevill Rd and Brodia Rd, the others are off Church St and meant to provide much needed public seating as the fire station forecourt and the Levy Memorial Garden in Yoakley Rd aren’t sufficient or adequate.
Wed 29 Jun 2022 · 23:38Reply
@gjyevans @HowarthCharles @LondonParklet I suspect it’s part of a wider approach to discourage car usage and ownership.

@HowarthCharles @LondonParklet Any in the streets where the parklets will be installed? Woodlea Rd, Brodia Rd, Lancell St for example? I have no idea how they’ll be used but I think given lack of public seating in those streets, especially the ones off Church St, it’s worth a shot and see how it goes.
Wed 29 Jun 2022 · 23:27Reply
@HowarthCharles @LondonParklet So you’d rather have 2-3 parking spaces than a public seating area that’ll be enjoyed by many people, especially during the summer? Apart from the parklet night ravers that is ;)
Wed 29 Jun 2022 · 23:22Reply
@HowarthCharles @gjyevans @LondonParklet I suspect some would argue the constant need for housing trumps the need for parking given a car is, in some cases, one of several options to move around. In any case, a parklet, depending on size takes 2-3 parking bays depending on its size.
Wed 29 Jun 2022 · 23:20Reply
@HowarthCharles @LondonParklet I wondered that myself but 35% car ownership in the borough doesn’t mean every street in the borough is at 35% parking capacity.
Wed 29 Jun 2022 · 23:16Reply
@HowarthCharles @LondonParklet On what basis are you making that claim? I’d imagine some residents in that development will own a car, but I don’t see how it’s possible to claim that a ‘lot’ of them will.

@doorstepbeauty ruins? :) it's groty in places like most urban high streets in inner-city districts but I wouldn't describe as a something similar to a bomb site. Church St is smarter in comparison, though it's not a busy, main thoroughfare as the High St so not actually comparable.

@thenewlove @StokeyLTN But people that use hire cycles are clearly not deterred by ‘dangerous drivers on dangerous roads’. If that’s the case, how come they all don’t go and buy a bike if as you state ‘Access, cost and expected use rarely come into it’? There must be a use case for hiring a bike still.

@StokeySye It’s rare for a site in Church St to be vacant for more than a year. Garden Centre (no. 175) and Haikksun (no. 179) are rare exceptions. Will be interesting to see when no. 115 (formerly Golden Dragon) will reopen once the building has a new owner (if it doesn’t already).

It’s worth mentioning that one of the current vacant sites in Church Street is a yard at no. 138 that was an MOT garage. If you exclude it given it’s not an empty site a retail or eatery can move into relatively easily, the vacancy rate drops to a mere 2.5%. x.com/StokeyUpdates/…

@thenewlove @VincentStops @LondonParklet I agree. I think 1,000 respectful, quiet people will use a parklet for every 1 person who’ll get rowdy and make you close the window at home. To be fair, you get that behaviour around, especially in the summer nights, anyway. Doubt a parklet will make much difference.
Wed 22 Jun 2022 · 18:09Reply
@thenewlove @VincentStops @LondonParklet The concern some people have expressed is that fixed public seating outside people’s houses may become an antisocial hotspot. Licensing is trying to address that. I doubt parklets off Church St will become street drinking and drug dealing hotspots. Will mostly be Deliveroo.

@thenewlove @LondonParklet what’s the approach by council’s typically to maintaining parklets? Are they usually licenced to businesses? Only is the parklet is right opposite I’d imagine. Cannot see it working in Church St as the parklets won’t be located very close to cafes and restaurants.

@thenewlove I don’t think it’s realistic. The council’s challenge I suspect is the maintenance of the parklets, so apart from the revenue aspect of licencing, they’re looking to offload the upkeep onto local businesses it seems. Also, trying to avoid having seating in parklets at night.
Wed 22 Jun 2022 · 14:03Reply
@thenewlove If the parklets were dotted along Church St opposite cafes and restaurants I understand the licensing approach, but given the parklets locations I cannot think of a local business that’ll licence one to use for its customers.

@LondonParklet Why would a local business licence it? To promote the business somehow maybe? With the impact of cost of living, post-covid, high rent etc. I can’t imagine licensing a parklet will be a priority for the local cafes and restaurants. Also, they aren’t going to be close to them.

I think this is an interesting approach to minimise some parklets becoming after hours hangout spot, but if they’ll be licences to businesses, it also means the parklets aren’t public seating as they’ll be an extension of cafes and restaurants, right?
Tue 21 Jun 2022 · 22:07Original

@_cyberfig By the way, of the 120 commercial properties in Church Street, only 4 are vacant with no known plans to reopen soon as far as I’m aware, and three of those have been vacant for years. That’s less than 5%, which is very good news. Rare for a site to remain vacant for too long.

Mon 06 Jun 2022 · 13:11Reply
@arben_sallaku @AdamBronkhorst Empty of daytime through traffic driving across the street. Correct.
Mon 06 Jun 2022 · 13:10Reply
@arben_sallaku @AdamBronkhorst Why are you comparing Church St, a B road (B104), to a main road like the A10, an A road? :) A-road: Roads are the MAJOR through-routes B-road: LOWER class of road forming links within the framework of A-roads' Might as well compare Church St to Shoreditch High St as well.
Mon 06 Jun 2022 · 11:49Reply
@arben_sallaku @AdamBronkhorst Your loss :) All the shops and restaurants are open just fine. Studies showed that retailers hugely overestimate how many of their customers drive to their shop. Church St has been a thriving commercial street for decades and will be for decades to come I’m certain.
Mon 06 Jun 2022 · 07:31Reply
@arben_sallaku @AdamBronkhorst I’d hypothesis local businesses are impacted negatively by the cost of living crisis, increase in operational costs lately and supply chain issues due to the war in Ukraine, post-pandemic post-Brexit staff shortage far more than traffic calming measures like a daytime Bus Gate

Mon 06 Jun 2022 · 07:18Reply
@arben_sallaku @AdamBronkhorst Putting aside the fact that as commercial roads, Church St and Kingsland Rd, which is part of a main busy road the A10, aren’t comparable, there are 120 businesses in Church St. Of those there are 4 vacant sites.
