“Took over”? :) you hear stories of people who lived in houses in rundown streets who couldn’t believe their luck when they realised they could cash in. @tosh_fieldsend @_this_happens @misspaulalondon @TheAngryHen @NicholasTyrone By the way, there are 18 nail salons in Stoke Newington, about 10 Pound Shops and as many takeaway outlets, yet the 3 “artisan bakeries”, 7 cafes in Church St and 9 in the High St get disproportionate attention :)

@tosh_fieldsend @_this_happens @misspaulalondon @TheAngryHen @NicholasTyrone So 3 in total? :) for context there are 116 shops in Stoke Newington Church St and 149 shops in the High St. I doubt the Turkish bakeries are the sort of “posh artisan bakeries” some people seem to associate with Stoke Newington, even though there are only a handful in reality.

@frankamat1 @jonburkeUK Stoke Newington Church St is a very popular destination for both locals and visitors, especially on sunny weekends with plenty of eateries, shops, pubs, Abney Park, Clissold Park and a 16th century historic church. You can relax. Many people manage to get here just fine.

@IsSaddleThereIs @_this_happens Is there room along the A10 for a segregated cycle given the bus lanes, which have become a de facto cycle lane? TfL’s 2020 plan for SN High St was to use a new southbound bus lane as a cycle lane and have a dedicated northbound cycle lane. https://t.co/mIhKNrUtzK

@IsSaddleThereIs It looks like the entire Allen Road/Nevill Rd is being pedestrianised so it’ll be VERY interesting to see how cyclists and pedestrians will share this space. @Hayleywhite16g1 @Geraldi31348001 That’s not an N16-specific problem though. There’s more competition to live in nice, pleasant areas that has a lot to offer, especially when amenities appeal to different segments like young people, families etc. Improving an areas has a lot of positives but also some negatives.

@tashLDN What’s a “cheap pub” and where do you find one that’s not part of a 900-pub chain? Price of a pint is impacted by: 1. Inflation
2. Exchange Rates
3. Labour Costs
4. Supply Chain Costs
5. Consumer Spending To name a few factors. How cheap do you think it can be realistically?

@Geraldi31348001 I've not met anyone from Stoke Newington in the 70s and 80s who wishes it stayed the same. Some who moved out during the run-down years envy it now, but back then, leaving was likely the best choice.
Mon 05 Feb 2024 · 18:01Reply
@Geraldi31348001 Making an area more desirable by cleaning it up, improving the amenities, housing, shops and public green spaces so it's safer and more pleasant increases demand. Can you make an area nice and desirable without pushing up property prices? better to leave it run-down?
Mon 05 Feb 2024 · 17:57Reply
@Geraldi31348001 You're overlooking council housing. Despite a significant reduction post-'Right to Buy,' council tenants remain in housing estates, terraced houses, and flats owned by the council. They likely value not living in a 'poor, high-crime area.'

@Geraldi31348001 You're making an assumption all 'locals' are renters that end up facing rent hikes they cannot afford, when in reality, in my experience at least, some locals bought pre-gentrification or had family homes so appreciate not living in a 'poor high crime area' anymore.

@Wrightie7 Bye bye.
Sat 03 Feb 2024 · 17:08Reply
@Wrightie7 It’s a very nice road.
Sat 03 Feb 2024 · 16:54Reply
@Wrightie7 I disagree. Stoke Newington High Street is a PROPER High Street with character and characters. It’s still a very mixed area. Yes, eateries and estate agents gradually replaced in Church St sewing machine, auto parts shops, but that’s part of a wider trend of deindustrialisation.
Sat 03 Feb 2024 · 16:42Reply
@Wrightie7 I know a number of former public sector workers and artists who moved to Stoke Newington in the 1970s because it was the only place they could afford. 50 years later they love living in their Victorian houses in a fashionable neighbourhood that has a lot to offer.
Sat 03 Feb 2024 · 16:38Reply
@Wrightie7 Of course. My only point is that there are positives, as well as negatives, to an area becoming more desirable, attractive and fashionable. I don’t think people who moved to the area always “took over” as much they were sold property by grateful owners who happily cashed in.
Sat 03 Feb 2024 · 16:31Reply
@Wrightie7 If I had a pound for every person over the years that told me: “I can’t believe my parents sold their house in Stoke Newington in the 70s for nothing!!!”. What they don’t realise is their parents probably didn’t want to raise children in “dodgy Stoke Newington” back then.
Sat 03 Feb 2024 · 16:29Reply
@Wrightie7 All relative yeah? Have you been to “Murder Mile” recently? ;) And yes, it wasn’t all rundown, but plenty of streets were undesirable, which is why property was often cheaper than usual. When a place gets cleaner, nicer with more to offer there’s more demand. Simple.

@ldner Apart from houses being more affordable nationally pre-1980s, I’ve yet to come across anyone who genuinely misses “the good old days” when dereliction and neglect were very common in Stoke Newington. Those that moved to Edmonton, Enfield to escape, now wish they’d stayed.
Sat 03 Feb 2024 · 16:15Reply
@ldner Clearly we haven’t been talking to the same people :) that’s ok. There are a lot of people around and different people have different experiences, perspectives, life stories and world views. An area becoming cleaner, smarter and desirable isn’t always just a tragedy as some claim

@owainwood The planters were a quick and cheap ‘temporary intervention’ as I understand it for the trial period of the filters. As they’ve been made permanent they are gradually being replaced with a permanent design. Same happened in Clissold Crescent a few months ago.
