@hcknyrbl I referred to other shopping streets in the area, beyond Church St. Vibrancy is subjective. I bet someone people will claim the area was “more vibrant” in the 70s when there were derelict buildings, boarded-up shops, and there were sewing machine repair shops in Church St :)

@hcknyrbl and they are typical of a shopping street. 100% commercial occupancy rate and no shops for sale at any point is unrealistic. You can count the shops that are vacant or up for sale in the street out of the 116 on one hand :) that's very good news!

@hcknyrbl As I've explained, turnover rate of shops is an aspect of a shopping street and has been consistent at about 50% over 10 years since 1890. There were always a handful of vacant shops in Church St and a few for sale but of the total of 116 commercial units, that's very low number

@hcknyrbl 50 years ago Allen Road had 50 shops, today there are 4. 50 years ago Church Street had the same number of shops it has today. It’s in a Conservation Area so shops won’t turn into flats and commercial occupancy is at 96% = Reasons for optimism.

@hcknyrbl What makes you say that? Have you been to Stoke Newington Church St in recent years on a sunny weekend when it’s absolutely packed? It’s quite the tourist destination these days. In comparison, weekday trade has always been lower, which is expected. Church St isn’t Oxford St.

@hcknyrbl Even if footfall in Church St increase by 25% I doubt you’ll be able to find coffee for less than £3 anywhere. Local coffee shops didn’t end up with £3.70 because they felt there isn’t enough trade. I remember a pint was £3 on average in most pubs once by the way! :)

@hcknyrbl I don’t think Stoke Newington is comparable to Dalston and Hoxton. It’s at a different stage in terms of gentrification and with two parks, two reservoirs and a village-like shopping street of 116 shops as well as 6 pubs, it has a different character and vibe. Some like it! :)

@hcknyrbl Vibrant in what sense? The annual Stoke Newington Midsummer Festival is a great example, but that was an event once a year. The area was perhaps a bit more arty, quirky, edgy but I don't think it is less vibrant now. Just a bit different. There's still a lot of things happening.

@stooockyy @netwench Also, before the Church St daytime Bus Gate, when the High St was congested due to utility works, traffic from Church St worsened the situation. The 7am-7pm Bus Gate has alleviated this issue. Traffic also no longer ‘escapes’ to Church St, resulting in a net impact of zero.

@stooockyy @netwench If you know Stoke Newington you know that the A10 always got congested when Thames Water pay a visit and close off lanes further up the road for a few days. It’s been the case for years. Normal for a main road. Traffic flows just fine otherwise, even during rush hour surprisingly

@michjmcclure No. This will be the 3rd one in the High St (according to Google Maps) and there’s one nearby in Brooke Road. @HUChrisLL Businesses open and close in a shopping street all the time for many reasons with some lasting months and other decades. A new bike shop just opened a few months ago in Stoke Newington Road not far from the one that closed a while ago.

@HUChrisLL In my experience when people mention “artisan bakeries” sarcastically in the context of Stoke Newington they refer to those they consider “middle class and overpriced” which they associate with sourdough, rather than traditional Turkish bakeries in the High Street.

@HUChrisLL Yet some people would have you believe Stoke Newington’s commercial landscape is dominated by artisan bakeries (there are only 2, with one being a social enterprise), cafes (only 8% of Church St and 4.5% of the High St). There are more nail bars, Pound shops and takeaway outlets.

@RantyHighwayman @Microlambert @trustanthony Is “simplified streetscape” the correct term for this design or is this something else? There are a variety of patterns and ‘random’ shapes to break any perceived pathway. It’s not just decluttered without clear designation of pathways.

@dl9393524760035 It’s not a “no entry” sign. It’s “no motor vehicle” sign. It’s been part of the Highway Code since 1964. Drivers that don’t know what road sign mean shouldn’t be behind a wheel. Also for your information, fines from LTN enforcement are used only for transport-related projects.
