This, along with the ongoing redevelopment of 179 Stoke Newington Church St formerly Haikksun restaurant, which has stood empty since 2015, will hopefully mean that the two shops on Church Street that have been vacant the longest will come back into use sooner rather than later. x.com/StokeyUpdates/…

Il Bacio Express at 90 Stoke Newington Church St is due to close on the 28th of this month, possibly relocating to Newington Green. As I understand, this is due to lease issues, not a decline in trade, as some people tend to assume is behind every business closure.

@JoshuaJJames Indeed. Another important context is that dominant and fashionable business types come and go, based on a wide range of factors. 👇 public.flourish.studio/visualisation/…
Sun 29 Sep 2024 · 10:54Reply
@JoshuaJJames 👍 Btw, it’s quite fascinating to read some comments that claim Church St is dominated for example by cafes, when all the cafes, bistros, restaurants and food outlets combined are only 25% of the businesses in the street. There’s perception, but the reality is rather different.
Sun 29 Sep 2024 · 10:27Reply
@JoshuaJJames Not really. There are 123 commercial properties in Church St. If a new optician was to open, 5 opticians is 6%. The 9 estate agents in the street is 7%. Plenty of other type of businesses with many one-offs like 2nd hand books, violins, empanadas, Asian grocery store and so on.

Hearing that 2 of the 7 vacant shops on Church St will reopen soon. One, I think, will be very welcomed by most, while the other is likely to raise a few eyebrows. 7 vacant shops represent 5.5% of the 123 commercial units on Church St. If true, that would bring it down to just 4%

@DalstonLtn @hoxtonrich @marcus73 @briseglace @BobFromAccounts @carowoodley @StokeyLTN @hackneycouncil I think it’s not unreasonable to assume that all those elections at various levels, from councillors to central government, were a significant contributing factor, though not the only reason, for the radio silence from the council about the planned LTNs.
Wed 11 Sep 2024 · 11:06Reply
@hoxtonrich @marcus73 @briseglace @BobFromAccounts @carowoodley @StokeyLTN @DalstonLtn @hackneycouncil Add to that the fairly frequent, unexpected local by-elections, the unexpected Hackney mayoral election, the London mayoral election, and the general election. All of these also affect the speed at which things happen, and sometimes, whether they happen at all.

@hoxtonrich @briseglace @BobFromAccounts @carowoodley @StokeyLTN @DalstonLtn @hackneycouncil The ETOs were the speedy way of installing LTNs during Covid, by placing planters and road signs quickly and monitor the situation. If anything, it might be a case that without an ETO it could actually take longer than 18 months, so it’ll be good to know if anything has changed.
Wed 11 Sep 2024 · 09:29Reply
@hoxtonrich @briseglace @BobFromAccounts @carowoodley @StokeyLTN @DalstonLtn @hackneycouncil Are LTNs still installed under an ETO (Experimental Traffic Order), as they were during COVID, meaning it’s an 18-month trial with public consultation during the first 6 months? Or has that changed now, with a different timeline and milestones?

@HanneyDP This, coupled with pavement widening in certain sections, has allowed businesses to offer outdoor seating. It is much more pleasant to eat outside without constant, polluting through traffic a few metres away from your plate.

@BobFromAccounts @jonburkeUK Lime vans collect dumped bikes from the streets and then drop them off neatly in the parking bays, which many Lime users, in my opinion, don’t use and likely don’t even know about. More convenient to dump at destination than look for the nearest parking bay.

@njjea Coffee shops make up less than 10% of the businesses on Church St. During sunny weekends especially, you’ll see queues outside The Good Egg, Spence Bakery, Los Compadres, Acoustic Brasserie, and Meat N16, to name a few popular local businesses.
Fri 06 Sep 2024 · 12:55Reply
@leaveonleft It’s a real shame you can’t take me seriously. I’ll try to compose myself and get on with the rest of my day despite that realisation.
Fri 06 Sep 2024 · 12:53Reply
@leaveonleft If you knew the local businesses instead of making baseless assumptions, you’d know that a local shop recently expanded to another location, for example. Some have queues outside all day during the weekend. You should spend more time on Church St and get to know it better.
Fri 06 Sep 2024 · 12:51Reply
@leaveonleft Some say they are doing well, while others struggle. They don’t attribute their struggles solely to the restriction on daytime through traffic. Many other factors, from local issues to macroeconomics, impact businesses’ ability to thrive.
Fri 06 Sep 2024 · 12:49Reply
@leaveonleft And ‘No’, I haven’t had a shop of my own but I frequent many local business and engage with local business owners often to learn about their sentiment and appreciate the variety of views, opinions and experiences. Do you?
Fri 06 Sep 2024 · 12:47Reply
@leaveonleft I talk to local traders often and find their stories very interesting. Not all are fans of traffic calming measures, some absolutely love it and feel it contributes positively to their business. 123 businesses is a VERY diverse business community with different views, background
Fri 06 Sep 2024 · 12:43Reply
@leaveonleft Restricting through traffic increases footfall and cycling in an area. That’s been studied and observed. Come again on a sunny weekend when Church St is absolutely buzzing. That’s always been the case. It’s less noisy and polluted now, and is safer for pedestrians and cyclists.
Fri 06 Sep 2024 · 12:41Reply
@leaveonleft Well, there are other business owners here who can. There are 123 commercial properties in Church St. Businesses face many struggles (inflation, rent hike, cost of living impact on customers, impact of online shopping). At best, lack of through traffic is bottom of the list.
Fri 06 Sep 2024 · 12:35Reply
@leaveonleft Two new businesses are opening this month and the commercial occupancy rate is 95%. Church St has always been quiet on weekdays. It’s not Oxford Street or a busy 4 lane High Street. Now, it’s quieter, safer and more pleasant with less polluting, noisy through traffic :)
