@HowarthCharles It’s Class E but from that I could find, an art studio, even if not public would still fall under that classification. However, because it’s a Grade II listed building, and also in a Conservation Area, it needs listed building consent and planning permission for any change.

If the artist will sell from the studio the use remains within Class E, as it was a shop previously, but because the building is Grade II listed, planning permission and listed building consent are still likely required as planned work could affect the building’s character.

However, in addition to no. 175 being Grade II listed, which would normally require planning consent for change of use, the fact Church St is within a Conservation Area adds another dimension when considering whether to allow change of use, from what I could gather.

If a studio is primarily for the artist’s own work (not open to the public as a gallery or shop), it may be considered a “light industrial” use (formerly B1c, now part of Class E), which is generally allowed under Class E.
